Key idea: Correctly identifying the grade of a construction work at the very beginning ensures the proper selection of contractors, standards and procedures throughout the project life cycle.

1. Legal basis

2. Role of classification in project management

  • Define required capacity of design, construction and supervision contractors.
  • Determine competent authorities for appraisal, approval and acceptance.
  • Choose the relevant set of technical standards and codes to be applied.
  • Plan warranty, maintenance and safety inspection regimes.

3. Main criteria for grading construction works

  • Height & number of storeys: higher and taller buildings usually belong to higher grades.
  • Scale & floor area: total floor area, capacity and service scale.
  • Structural scale & load-bearing capacity: large spans, heavy loads, complex structures.
  • Functional importance & social impact: national, security-related or key infrastructure works.
  • Type of works: civil, industrial, transport, infrastructure… each has specific criteria.

4. Summary of grades

  • Special grade: extremely large and complex works with national-level importance.
  • Grade I: large and important works requiring high-capacity contractors and advanced technology.
  • Grade II: medium-scale works, common in civil, industrial and production facilities.
  • Grade III: small works with simple technical requirements.
  • Grade IV: very small works, basic and simple structures.

5. Mind-map: construction work classification
